Dear Residents,

We would like to provide the community with an update regarding our common areas, landscaping restoration efforts, and a few important reminders for all homeowners.

Following the recent freeze, we are actively working to restore and improve the appearance of our neighborhood landscaping and common areas. As part of this effort, the grass located on the hillsides surrounding the retention ponds will not be mowed for a short period of time. This temporary delay is intentional and necessary to allow the grass to establish deeper roots and help prevent erosion, ruts, and damage to the pond slopes.

All other common areas will continue to be maintained and mowed on the regular schedule.

We appreciate your patience and understanding as we work to improve the overall appearance and long-term health of the community landscaping.

We would also like to remind residents of several important maintenance requirements outlined in the community Covenants and Restrictions:

  • Grass, hedges, shrubs, vines, trees, and other landscaping on each lot must be properly maintained, regularly mowed or trimmed, and kept in a neat and attractive condition.
  • Trees, shrubs, plants, or landscaping that have died — including those damaged by the freeze — must be promptly removed and replaced. Landscaping affected by the freeze should be replaced no later than June 15, 2026.
  • Weeds, rubbish, debris, garbage, toys, and other unsightly materials should not be allowed to accumulate on any property.
  • Boats, kayaks, canoes, trailers, campers, recreational vehicles, and similar items may not be stored or parked within the subdivision unless kept inside an enclosed garage.
  • Inoperable vehicles or vehicles undergoing repair must be kept inside a closed garage.
  • Extended street parking of more than three consecutive days is prohibited.
  • Only vehicles in good working order and appearance may be visibly parked in driveways.
  • Exterior trash receptacles must be stored out of street view or placed in the rear or side yard behind a fence or landscape wall.

Additionally, there have recently been several instances where vehicles parked along the roadway are creating traffic flow concerns and making it difficult for vehicles to safely pass through certain areas of the community. This can also create challenges for emergency vehicles, service providers, and mail delivery.

We understand that occasional street parking may be necessary; however, we kindly ask residents to be mindful of where and how long vehicles are parked and to avoid blocking visibility, narrowing roadways, or creating congestion whenever possible. We also encourage residents to utilize garages and driveways first before parking on the street.

If you notice a possible covenant violation or maintenance concern within the community, please help us address it by submitting the property address and details via email to BP Davis Property Management at Bpdavis@bpdavis.com. This allows the Board to review concerns promptly and work toward resolution.
